What Are the Check-In and Check-Out Times?
Standard check-in is from 14:00 Vietnam time (Indochina Time, ICT, UTC+7). Check-out is by 12:00 noon. All times are local Phu Quoc time.

Check-in takes place at the bungalow, not a reception desk. The host or caretaker meets you there, walks you through the cabin, shares WiFi details, and gives a brief island orientation (5–10 minutes). If your flight arrives before 14:00, we can store luggage securely at no charge while you explore the beach or have lunch — the Duong Dong night market opens from 17:00 and is 5 minutes by scooter.
For early check-in requests, please notify us at least 24 hours in advance via WhatsApp so we can prioritise room preparation. Early check-in from 11:00 is granted whenever the previous guest has departed — no charge either way.
What Is the Cancellation Policy?
We understand that travel plans change. Our cancellation policy is designed to be fair to both guests and ourselves — generous for advance notice, firm for last-minute changes that leave us unable to rebook the cabin.
To cancel, message us via WhatsApp (+84948523139) or email [email protected]. We confirm receipt within 2 hours. The cancellation date is the date we receive your message (Vietnam time, ICT UTC+7). Refunds are processed within 5 business days via the original payment method.
Date changes: changing your dates is treated as a cancellation of the original booking and a new reservation for the new dates. If the new dates are available, no cancellation fee is charged as long as the total stay value is equal or greater. Date changes must be requested 7 days or more before the original check-in.
We strongly recommend travel insurance that covers cancellation, especially during peak season (December–February) when bungalows fill 4–6 weeks in advance.
How Does Payment Work for a Direct Bungalow Booking?
All bookings are made directly — no OTA platform, no third-party checkout. Payment is split into a deposit at reservation and a balance on arrival.
Paid at time of booking to hold your dates. Accepted: bank transfer (USD/VND), PayPal, Wise, Bitcoin, USDT. Receipt sent within 1 hour of payment confirmed.
Paid on arrival at the bungalow. Accepted: cash (USD or VND), bank transfer, Wise. No credit card machine on-site. ATMs available 5 minutes away in Duong Dong town.

Are There Minimum Stay Requirements or Occupancy Limits?
The minimum stay is 2 nights year-round for all bungalow types. During peak season (20 December to 10 January) and Vietnamese national holidays (Tet, National Day 2 September, Reunification Day 30 April), the minimum stay increases to 3 nights. There is no maximum stay limit — we actively encourage long-stay bookings and offer monthly rates on request.
Long-stay and remote-work guests: stays of 28 nights or more qualify for a monthly rate (typically 25–30% below the nightly rate × 28). WiFi consistently measures 55–70 Mbps. Several guests have worked remotely for 1–3 months from garden eco-cabins; the rate for a 30-night stay typically works out to $500–$600 all-in (direct rate, no platform fee). What Happens If There Is a Problem During the Stay?
We are a small, owner-run property — problems are handled directly and quickly, not through a call centre. The right contact is always the host via WhatsApp (+84948523139). Here is how we handle the most common situations:
- Maintenance issue (AC, hot water, WiFi, roof): message us immediately. Critical issues are addressed within 2 hours; if the bungalow becomes uninhabitable, we relocate you to another cabin or arrange equivalent accommodation at no cost.
- Noise from neighbours: message us and we handle it directly. Phu Quoc is a relaxed island; this is rare, but we take it seriously.
- Medical emergency: Phu Quoc has two hospitals — Phu Quoc General Hospital (An Thoi, 18 km south) and Kien Giang Provincial Hospital (reachable by ferry). We can arrange transport. Vietnamese emergency number: 115.
- Flight cancellation or natural delay: we treat these as force-majeure situations and work with guests case-by-case on refunds or date changes. WhatsApp us as soon as you know.
- Complaints: raise them directly with us within 24 hours of the issue. We cannot address complaints submitted only on third-party review platforms after checkout without having had the opportunity to resolve them during the stay.
